Significant rates variations likely


There are only a few days left before submissions to the Wairoa District Council’s Annual Plan close.

Last year’s general revaluation will impact on how rates will be shared out across the Wairoa district and Council really wants to hear how people feel about the proposed rates spread.

The Wairoa District Rating Revaluation was carried out by Quotable Value (QV) effective August 1, 2021, and saw some residential and rural rateable values increase, while some forestry and commercial properties reduced.

The new QV valuations do not change or increase Council’s budget, but it does affect how the rates are spread across the district.  

Wairoa Mayor Craig Little said rating units with significant increases in rateable value are likely to see a much higher increase in rates than the forecasted average of 9.5%, which includes the proposed additional funding for the Museum and Community Centre.

“This will particularly impact on properties that have had high capital value increases. As a general guide, the significant change from last year’s rate spread is residential houses revalued at $400,000 and under and farming will likely have the highest rates increase, and commercial properties and forestry will likely have a decrease.

“I think it’s really important ratepayers are aware of the effect of this current proposed rating spread and how it will impact on you. Are you happy with the proposed spread of rates? or would you like to see the differentials adjusted to change the spread of rates to a similar spread as last year, would you like a different type of spread or should the valuation thresholds for residential rating units be adjusted to keep pace with valuations?

“Please remember, everyone will have different thoughts based on how their property is impacted, and we need to hear from you so your community voice can guide us and so we can use the tools we have developed to try and keep rates affordable across the district.”
